The Opportunity: Port of Newcastle is looking to employ an experienced and strategic Property Manager to take charge of our property portfolio. This role is key to driving revenue growth by optimising current property solutions and identifying new opportunities, while also ensuring effective tenant management, lease administration, and strict adherence to regulatory and compliance obligations. As a Property Manager, you will play a key role in implementing the direction of the property function, aligned with Port of Newcastle's corporate goals. You will oversee the management of lease agreements, ensuring tenants comply with lease terms, including insurance, maintenance, and environmental responsibilities. You will manage all property transactions, from land acquisitions to the creation of statutory rights, and conducting periodic rent reviews to ensure market rates are accurately reflected and promptly communicated to tenants. The position also involves maintaining a detailed property database, policy manuals, and overseeing risk management procedures in line with Port Lessor compliance and broader legislative requirements. You will be responsible for coordinating property inspections and ensuring all lease obligations are met. You will liaise with various external stakeholders, such as tenants, government agencies, and service providers, to manage all property related matters. What you will bring: You will bring extensive experience in land and property management, particularly in areas such as lease administration, rent reviews, and budget management. You will also have the ability to interpret statutory dealings, manage legal documentation, and navigate regulatory frameworks such as the State Environmental Planning Policy (SEPP) and the Environmental Planning and Assessment Act. A proven ability to manage risks within a property portfolio is essential, as is strong leadership experience in managing a team, and setting clear objectives. Strong communication, negotiation, and influencing skills are equally as important. Proficiency in MS Office, particularly Excel, and experience with preparing detailed reports and budgets are also required. Whilst not essential, Tertiary Qualifications in a property related discipline and experience with TechnologyOne or similar information systems will be highly regarded.
